Carmei Gat is one of Israel's fastest-growing neighbourhoods, and the numbers about it don't always agree. Here is what the sources say, with dates, so you can judge them. Prices here are from a guide and news reports, not from my own data. See real estate for agents the community site features.
How big is it?
- Nefesh B'Nefesh says Carmei Gat was built under Israel's first "roof agreement", with housing, roads, schools, parks and utilities planned together, and puts it at about 10,000 homes (page updated 14 July 2026) (NBN (opens in a new tab)).
- Hebrew Wikipedia gives about 7,500 homes on about 3,000 dunams, built as five tendered compounds, with Carmei Gat North planned at about 6,000 more (Hebrew Wikipedia (opens in a new tab)).
- In July 2026 the national committee for preferred housing approved Carmei Gat East for deposit: about 11,000 homes east of the railway (about 600 for special housing needs), 550,000 m² of commerce and employment, and buildings of 5-7 storeys up to 23 (Nadlan Center (opens in a new tab)).
The Jewish Link reported in November 2024 that over 200 Anglo families lived here, about 20% from the New Jersey/New York area (Jewish Link (opens in a new tab)); by mid 2026 the community site said about 300 (community site (opens in a new tab)).
What does it cost?
- A 2026 guide gives typical Carmei Gat prices of 1.75-2M NIS for 3 rooms, 2-2.4M for 4 rooms, 2.25-2.5M+ for 5 rooms, and 2.8-5.8M for penthouses and duplexes (All About Aliyah (opens in a new tab)).
- In April 2024 Dimri was selling Dira BeHanacha (subsidised) flats in Carmei Gat North at 26-35% below market: from 1.09M NIS for 85 m², 1.366M for 4 rooms and 1.73M for 5 rooms. The same article says Carmei Gat prices rose about 30% over three years (Bizportal (opens in a new tab)).
I couldn't find dated rent figures from a source I'd trust, so I haven't put rent hints in the cost-of-living worksheet. If you're renting, Madlan and Yad2 are where listings are; NBN has English guides to both (NBN (opens in a new tab)).
Arnona
Arnona is billed by the Kiryat Gat municipality through the Municipal Payments Centre (70 HaRimon St, appointments only, 1599-50-55-56) (municipality (opens in a new tab)). Discounts are requested through the municipal "arnona discount 2026" online form, which was inactive when I checked on 5 October 2026 (municipality (opens in a new tab)). The municipal pages I read didn't list arnona rates or an olim discount, so ask the absorption department (08-6874572) what applies to you.
Eligible olim can hand in public-housing documents at the Ministry of Aliyah branch, 3 HaGefen St (gov.il (opens in a new tab)).
Agents
The community site features English-speaking real-estate professionals, including Hillel Krief, Deborah Michael (Shalom Buy It) and Avi Fogelman (community site (opens in a new tab)). That's a community recommendation, not mine; I haven't worked with any of them.
Before you sign
Because the neighbourhood is still being finished, ask which compound a building is in and whether the street's final paving, lighting and gardens are done; the municipality was still finishing compounds 07 and 02 in 2026 (municipality (opens in a new tab)).
